The foundation of this success can be found in California Gold’s approach to managing construction risk and matching a contracting method to their client’s aversion to that risk. In simple terms, the degree of profitability is usually measured by what degree the construction risk is shared between the client and the contractor. In other words if a client values certainty most, then they typically expect the contractor to bear all of the risk which, in turn, causes them to provide for these contingencies in their pricing. Clients with this expectation will typically utilize a Fixed Price or Lump Sum contract for this purpose. Similarly, clients who are willing to tolerate some degree of risk in exchange for the opportunity to build for less cost might be more receptive to a Guaranteed Maximum Price (GMP) contract. Under this approach, it is not uncommon to establish a maximum contract price and provide an incentive to share any cost savings below the cap between the parties. Lastly, clients who are the least risk averse and confident in their relationship with their contractor will use a Cost Plus contract as they seek to bring their project in at the lowest possible cost.
